Farms and land in Fluvanna County are attractive buys for investors, developers and sportsmen looking for a good transportation infrastructure, skilled workforce and a local government striving to attract business. Located in the Piedmont, Fluvanna County land is adjacent to Louisa, Goochland, Cumberland, Buckingham and Albemarle counties. The 290-square-mile county has a population of 22,270. There is access to I-81, I-95 and I-64 in addition to railroads that service Fluvanna, and it’s within easy driving distance of the Charlotteville-Albemarle Airport and the Richmond International Airport. Farmland encompasses 44,414 acres – about a third of the county’s land. Crops are 64% of agricultural sales, and 45% remains woodlands, which often can be lumbered.
